My RV has 49,000± honest miles on it and has been used as a great place to live. VIN: 5B4MP67G923349815
We put new tires on it about 5-6 years ago, and they are in like-new condition with less than 2,000 miles on them.
It has a new fuel pump and the hydraulics work. I do not warrant it in any way, so smogging it here in CA or elsewhere is the buyer’s responsibility per the BOS.
The basement air does not work (needs new or rebuilt compressors) so I simply added a high-capacity York Mini-Split that is both a heater and air conditioner — works great!
(However, the recirculating fan works well and the LP heat works. I live in the desert so air critical — York Split drops the temp 25-30 degrees!)
The old furniture has been replaced with a power recliner, fireplace, and side chair that is included.
The passenger chair has been removed and you can reinstall it, or keep for the next owner.
I recently replaced the motherboard on the water heater — works great in electric mode. I do not use the LP gas side so the buyer can switch it over.
It has a large microwave that needs service — runs but does not heat. I recommend you install a new one as Sears wanted $200 to fix! I will include the small microwave under it.
Can be kept in The Fabulous Sands Resort upon approved credit!
I found an old floorplan on the web that shows the rough layout.
We removed the carpet and replaced it with nice tile, and the large area rugs are included.
When I installed the Mini-Split in the bedroom, we had to remove the mirror that was glued to the wall. As a result, I bought a large mirror to hide the scrapes from removing the mirror.
We got rid of the bench seating long ago so I use the dining table as my computer desk. It can easily be put back in the middle to accommodate 2 chairs. (My office chair is NOT included)
The pictures below were all taken during the week of October 21. This has been my home since Jan passed and I have been happy with it and life here in The Sands.
The refrigerator works great, no leaks, some cosmetic issues but in all, a nice home on the range or the road!
Computers, fire pit, deck chairs, and my cat are not included.

I am a messy man so I just took a few pictures to give you the “flavor” of my home on wheels! As you can see, it is currently hooked up to the mini-split. This was designed to be disconnected, removed from the electrical, and go. You will need to reinstall and hook up with fresh refrigerant.
